The Closing Process
A predictable closing process is the difference between a deal that gets done and a deal that falls apart at the last minute. Here is how we run it.
Our title company
Every SEA GC Realty closing is handled by Bayit Title, a Florida title insurance company based in Coral Springs. They hold the escrow, run the title search and commitment, coordinate with the lender, and run the closing itself. SEA GC Realty does not hold escrow — ever. All deposits and closing funds flow through Bayit Title's escrow account, with the protections that come with a licensed title insurer.
Both parties sign the purchase contract. SEA GC Realty's transaction coordinator opens a file with Bayit Title within 24 hours and sends the contract, buyer/seller info, and lender contact (if applicable).
Buyer wires the earnest money deposit directly to Bayit Title's escrow account, not to SEA GC Realty. Wire instructions come from Bayit Title by signed letter, confirmed by phone. Read our wire fraud warning before wiring any funds.
Bayit Title runs the title search, issues the title commitment, and coordinates the resolution of any clouds, liens, or open permits. SEA GC Realty advocates for the client throughout.
Buyer's inspection contingency and financing contingency run in parallel. SEA GC Realty handles negotiations on repairs, credits, or extensions; Bayit Title coordinates with the lender's closing department.
Bayit Title prepares the closing disclosure and runs the closing — in person at their Coral Springs office, by mobile notary, or remotely (Florida allows online notarization for most residential closings). Funds disbursed same day on most clean closings.
Title insurance policy issues within 30 days. Deed records with the County Clerk. SEA GC Realty stays available for whatever comes after — tax certificate questions, escrow refund timing, anything else.
