01 — Buyers

A home, not a transaction.

We start with what you actually need — budget, neighborhood, school district, commute, square footage, the negotiables — before we ever pull listings. Then we work the MLS, off-market network, and the broker's own foreclosure pipeline to find homes that fit, not homes that pop up on Zillow.

  • Buyer representation under signed agreement (per current NAR rules)
  • Pricing analysis on every offer, not just "it's a fair price"
  • Closing coordination through a vetted title company — no wire instructions sent by email
What you pay

Buyer compensation is documented up front, in writing, in your buyer brokerage agreement. No hidden fees, no surprise charges at closing. If the listing pays buy-side compensation we will tell you; if it does not, we will tell you that too.

02 — Sellers

Sell at the right price. The first time.

An overpriced listing sits, an underpriced listing gets multiple offers and then closes at the right number, and the only way to know which is which is to do the comp work honestly. We pull the actual comparable closings, account for the things Zillow misses (flood, HOA assessments, age of roof and AC), and tell you the truth even if you do not want to hear it.

Listing commission

Negotiable, transparent, and disclosed up front. We will quote you a fair number and explain exactly what it covers — marketing, MLS, showings, negotiation, transaction coordination. You do not get a discount on someone else's work; you get straight numbers.

03 — Investors

Where the broker actually buys.

The broker is an active foreclosure and BRRRR investor in Palm Beach and Broward Counties. We work the full distressed property market in PBC and Broward, including off-market and pre-foreclosure opportunities, with disclosed broker representation under FL law.
